General Comments
LOCATION: Until it was superseded by Glenrothes in 1975, Cupar was the County Town of Fife. It is an interesting market town with a Mercat Cross at its centre and street names reflecting its history such as Bonnygate, Castle Hill and Bobber Wynd. The town has a wide range of shops, services and agricultural support industries. Bell Baxter High School and Elmwood College are located at the west end of the town. St Andrews is 10 miles and Dundee is 13 miles. It has a railway station with services to Edinburgh and Aberdeen.
DIRECTIONS: Take the A91 from Junction 8 of the M90 to Cupar. In the centre of the town, about 120m after Cupar Baptist Church on the left hand side of the road, turn left into a narrow road, Lady Wynd. Drive about 100m and turn first left into North Burnside. The property is about 50m along the road on the left hand side.
DESCRIPTION:The property comprises two adjoining, two storey, brick buildings positioned about 20m back from the road. Access is provided by a short drive leading to a yard. Windows in the buildings are highlighted by lighter coloured bricks and have stone window sills and curved heads. Some of the windows are bricked up. One roof is hipped and slated, the other is ridged and slated. Adjoining one of the buildings are stone walls of another derelict building. Near the entrance to the property is a lean-to structure with brick and corrugated iron walls. The marketing agents understand the garage under the lean-to is not included in the subjects of sale but the floor above this is included.
Inside the building there is an entrance lobby leading to male and female toilets, a large room and stairs to the upper floor. The large room extends into the lean-to area and there is a step down to the remainder of the lean-to. In the lean-to is a WC and basin. One room on the ground floor is only accessible from the outside and this has not been inspected.
Upstairs is large room, a kitchen with a gas heating boiler and a sink and there is a further room on the other side of the stairs. The premises were used as a recording studio and a snooker hall.

PLANNING:The site is mentioned in the Finalised St Andrews and East Fife Local Plan 2009 that is approved for public consultation. In the plan the site is classed as a brownfield site with the following comments: “This site is a development opportunity. Preferred use is housing. It has the potential to contribute to the housing land supply.
